Sales Particulars
Following a further inspection of your property, a draft of our
sales particulars will be prepared for your approval. These will be prepared with
due consideration to our obligations under the Property Misdescription Act 1991,
which places a responsibility on the estate agent to ensure the information provided
in relation to the property are factually correct. With this in mind we still
encourage all our clients to have as much or as little input into the production
of the marketing material as they would like.
Floor Plan Representations
All our sales particulars will soon have floor plan representations
and these will be produced whilst we will be measuring and producing the property
details, so that you will be able to have full input into their production.
Property Bulletins
These are brief descriptions with a small colour photograph of
our available properties. We will send them to all our registered purchasers on
a fortnightly basis and they are available either in printed colour or email.
Photography
All our sales particulars have colour illustrations and wherever
possible additional internal and external photographs will be used. We currently
use digital cameras, so our clients have the opportunity to choose which photographs
they would like used in the details before they are produced.
Local Advertising
We enjoy considerable exposure in the local media and your property
will appear within our advertisement in the Crawley News, Crawley Observer and
Weekend Herald.
National Advertising
Greenaway & Partners also advertise nationally on a wider basis
with regular insertions in the Country Life, Horse & Hound, The Sunday and Financial
Times and The Telegraph.
Editorial Coverage
Our established contacts with the local and regional press can
often gain further media coverage of an editorial nature. These editorials have
proved most effective in the successful marketing of properties. Although we cannot
guarantee such coverage, we will endeavour to use it at every available opportunity.
Viewings
Every client is different and we will tailor this aspect of the
marketing to your own individual needs. Many vendors like to show prospective
purchasers around their homes themselves, as they can be more personable about
the property. As estate agents we are more restricted to what we can say in order
not to contravene the Property Misdescription Act. If you work long hours or,
indeed, feel uncomfortable showing people over the property yourself then we will
arrange to meet potential buyers either at the office or at the property during
office hours, and we will do the viewing for you. We will telephone you to make
prior arrangements so you will know when the viewings take place. If you would
like to provide us with a key we will show buyers over whilst you are at work.
